Thanks for booking to stay with us.

This is your House Manual which will give you all the details you need to have a relaxing and enjoyable stay at Ashford Yard. If you have noticed that something in the apartment is missing, it is likely that it has accidentally been forgotten (sorry we’re human too!). So please call us and we will deliver as soon as possible. We hope you have a great stay and please let us know if we can improve in any way.

  • The television is a Samsung Smart 4K Ultra HD TV and comes with a BT TV Box Pro, through which you can access regular channels and a free Netflix account and Now Entertainment subscription, which includes Sky channels and HBO. To access these channels use the BT remote. Press and hold the BT button at the top of the BT remote to switch the TV on then navigate to the featured apps section. You can also use the slimmer Samsung remote control to turn the TV on and off and access channels and apps including YouTube there. To turn the TV off press and hold the BT button on the BT remote control.

  • To access the building, there are three codes:
    A code to enter the entrance gate which is 1450
    A 4-digit code to enter the building which is:
    1451 (apartments 2-7)
    1452 (apartments 8-13)
    1453 (apartments 14-19)
    A 6 digit code followed by * to enter your apartment

    These are sent to you via email and SMS the day before your stay. You will need to keep this email and remember the code to access the building and the apartment. There isn’t anyone available between the hours of 2am & 8am to help you access your apartment, therefore, it is important that all guests save these codes to avoid being locked out. When leaving the building, please make sure you have plenty of charge on your smartphone or take a charger with you. Call out charges for being locked out: £40 To exit your apartment simply twist and pull the latch. Doors will automatically lock when they close. 

General Information

Check-out & Late Check-out

All guests are requested to vacate by 10.00 am on the day of departure unless you’ve already pre-paid & organised a late check-out which is at 12 noon. If you have used any kitchen items, please wash these before leaving. A late check-out fee will be applied to the card on the booking unless agreed otherwise. It’s not too late to add late check-out to your booking for £15. Email max@alltheyards.com to move check-out to 12 noon.

Environmental

 Refuse & Recycling

The kitchen has an integrated pull-out bin in the cupboard by the oven.  Please put your refuse in one bag and your recycling in another bag in this bin.  Our housekeepers will take this out when you vacate your apartment. If you wish to empty the bins throughout your stay, feel free to use the large black bins by the entrance to the yard for refuse and the closer large green bins for recycling including: glass, paper, cardboard, plastic, tin cans, juice boxes, yogurt pots etc

Toiletries

All the toiletries provided are environmentally friendly.  The handwash is re-filled in bottles by the kitchen sink and the bathroom sink.  All other bathroom toiletries (shampoo, conditioner, body wash) are in 200ml bottles, and you should feel free to take those with you if you wish.  We will refill those you leave behind.

Provisions

To get you started we provide individually wrapped Tea and Coffee bags, sugar, salt & pepper, cleaning materials, bio-degradable bin bags and toilet paper. We also provide some Nespresso Vertuo coffee pods

 Parking

There is no parking at Ashford Yard and whilst parking on the street outside is free, spaces are limited. Most of the surrounding streets are also free and you can normally find spaces in Dursely Road which is a short walk away.

 Ironing , Laundry & Hairdryer

A washer/dryer is available in the utility cupboard in the hall, which also has an iron and ironing board. You will find a hairdryer in the drawer under the bathroom sink. Should any items be missing, please contact the Property Manager and we will get these dropped to you.

 Kitchen

The kitchen is equipped with all the essentials that you will need for preparing a proper meal. If you find you are missing items or require additional items, please call us and we will drop these to you as soon as possible. All the appliances in the kitchen are electric.

Induction Hob

Click here for full manufacturer instructions. The hob is operated by touch.

To switch on: touch the on/off symbol. An audible signal sounds. The indicator next to the main switch and the hotplate indicators light up. The hob is ready to use. Select which hotplate you want using the large + symbols on the control panel, then use the smaller plus and minus symbols to select the required heat setting. Heat setting 1 = lowest setting. Heat setting 9 = highest setting. Every heat setting has an intermediate setting and this is marked with a dot. To switch off: touch the on/off button until the indicator goes out. All hotplates are switched off. The residual heat indicator remains lit until the hotplates have cooled down sufficiently. Caution: The hob will remain hot after using it.

Conventional Oven

To switch on: turn the left hand dial from the off position at the top to the desired cooking function, see image below, and then turn the right hand dial to select the required temperature. To switch off: turn the left hand dial to the off position at the top

Microwave Oven

Click here for full manufacturer instructions. To open: press the door open symbol at the bottom of the control panel. To switch on: press the power button desired, see image below, set the time required with the rotary knob and press the start button. To switch off: press the stop button

Nespresso Vertuo Plus coffee machine

The pods provided are single espresso. To operate: open the machine head by pushing the silver lever upwards, insert a capsule with the dome facing downwards, close the head by pushing the lever downwards, press the coffee button on the top of the machine to start the coffee preparation. When the coffee is ready, push the lever upwards and the pod will be ejected.

Milk Frother

For warm milk with dense foam (ideal of Macchiato): Insert the whisk into the frother. Pour in a maximum of 115ml (4 UK fluid ounces) of milk. Start the frother by pressing the button once. The milk frother will then start making warm milk with a dense foam. For warm milk with airy froth (ideal of Cappuccino): Insert the whisk into the frother. Pour in a maximum of 115ml (4 UK fluid ounces) of milk. Start the frother by pressing the button twice. The milk frother will then start making warm milk with airy foam. For warm milk (ideal of Café Latte): Insert the small black part of the whisk without the spring (this can be found in the transparent lid). Pour in a maximum of 240ml (8.4 UK fluid ounces) of milk. Start the frother by pressing the button three times. The milk frother will then start heating your milk, without frothing it

Eating & Hot Water

Hot water is provided by a cylinder in the utility cupboard in the hall. You do not need to switch it on or off. Heating is provided by smart radiator: [Instructions} Allow a few minutes for the radiator to get warm. Should there be any issues with hot water or heating, please contact us on TBC and a member of the team will stop by to assist as soon as we can.

Emergencies

Fire

In the event of a fire please leave the building and assemble in the courtyard of Ashford Yard. Each apartment has smoke alarm and a sprinkler system.  An alarm is also in the communal hallway. Medical

Eastbourne District General Hospital Emergency Dept is a 15-minute drive/taxi. The address of Eastbourne Accident & Emergency Department is Kings Drive, Eastbourne BN21 2UD BRI. In a life-threatening situation call 999 for an ambulance. The address here is: Ashford Yard (Apartments 1-20), 145A Ashford Road, Eastbourne, BN21 3UA

Flood Or Other

If there any problems with heating, hot water, water, flood, electrical or breakages then please call us in the first instance on TBC

Children

We have different size apartments and so please get in touch with us if you wish to have a travel cot or chair bed – if it fits in the apartment and can be organised, we will try to assist you.

Pets

Unfortunately, we cannot have pets in these apartments as it is prohibited by the freeholder.

No Smoking

Both the apartment, the building and the garden are non-smoking.  We politely request that should you wish to smoke or vape that you do so in the signed smoking area which has a covered roof by the entrance before the garden.  The garden itself is non-smoking to ensure that no-one inadvertently has smoke inside their apartment from a smoker outside. Should your apartment smell of smoke or there is evidence that you have chosen to smoke in your apartment, a £250 charge will be added to the card used to make the booking.

Noise

Please enjoy your apartment, however, we ask you to be respectful and keep noise to a minimum. Any reported excessive noise coming from your apartment past 11pm will result in a £150 charge. You may also be asked to leave the apartment and no refunds will be given.
